Burj Azizi: Dubai’s New Icon Set to Redefine Vertical Living and Architectural Excellence
Dubai is set to push the boundaries of architectural innovation with the upcoming Burj Azizi, a monumental 132-storey tower that will claim the title of the world’s second-tallest structure after the Burj Khalifa. Scheduled for completion by 2028, this 725-meter skyscraper will become a defining feature of the Sheikh Zayed Road skyline, housing a vertical shopping mall, a seven-star hotel, and record-breaking amenities that include the world’s highest hotel lobby, nightclub, observation deck, restaurant, and hotel rooms.
Designed by the Dubai-based architectural consultancy AE7, the AED 6-billion project represents a harmonious blend of cutting-edge design and functional luxury. Erik Hokanson, Principal and Design Director, emphasized the tower’s bold ambition to be a “vertical destination” and an architectural marvel. Burj Azizi will feature luxury residences, wellness centers, cinemas, gyms, swimming pools, and even an adrenaline zone offering the sensation of living “in the clouds.”
Engineering Excellence in a Vertical World
Building a supertall structure on a 57m x 57m base presents unprecedented engineering challenges. AE7 has deployed advanced wind tunnel testing and collaborated with experts who worked on iconic structures like the Burj Khalifa. The team has focused on optimizing the core of the tower, which will house 44 elevators, egress stairs, and mechanical systems while ensuring maximum usable space for apartments, hotel rooms, and retail areas.
“The Burj Azizi is not just tall but also narrow, making its foundation system—70 meters deep—one of the most complex in the world,” Hokanson noted. Unlike the expansive surroundings of the Burj Khalifa during its construction, Burj Azizi will rise amidst the bustling Sheikh Zayed Road, adding complexity to the project.
A Tribute to Dubai’s Innovation
At night, the tower will dazzle with a dynamic LED light show, further cementing its status as a cultural and architectural landmark. Matthew Fineout, Architectural Director at AE7, shared that the experience of Burj Azizi will vary based on proximity, offering unique visual perspectives from Al Ain Road to its immediate surroundings.
“This project embodies Dubai’s spirit of innovation,” added Moosa Swaidan, Vice-President and Director of Strategy and Development. “It’s more than just a skyscraper—it’s a legacy that pays tribute to the emirate’s engineering achievements and its dedication to breaking boundaries.”

The Burj Azizi’s innovative features, from its vertical mall to its unique multi-entry design, ensure a seamless experience for residents and visitors.
