Over the past 12 months. Dubai’s population climbed from 3.83 million to more than 4.04 million. That is 208,030 new residents in one year. This marks the largest annual population expansion in Dubai’s history. Daily growth averaged 567 people. A number that captures the intensity of the city’s pull.
This rise aligns with global reports showing a surge of real estate activity. Multiple nationalities are moving capital into the market. Families are relocating. Entrepreneurs and skilled professionals continue to arrive. High net worth individuals are choosing Dubai as a long term base. By the end of 2024. Dubai registered a 5.5 percent population increase, climbing from 3.66 million to roughly 3.86 million. That growth trajectory accelerated in 2025. Demographic data shows men make up about 69 percent of the population. Roughly 2.7 million residents. Women account for 1.2 million. A reflection of the labour driven structure of a rapidly expanding economy.
