Dubai’s real estate market continues to thrive, driven by affluent foreign buyers who see long-term residency programs—such as Golden and Retirement Visas—as a key factor in their investment decisions. These programs assure investors that tenants can stay in Dubai even if they lose their jobs, ensuring stable rental income and long-term property occupancy.
According to Kashif Ansari, co-founder and CEO of IQI, one of the most common concerns among foreign investors is tenant stability. “In markets like the Philippines or Vietnam, tenants are local. In Dubai, however, investors want to know who their tenants will be. We assure them that the city attracts long-term residents from India, Pakistan, Arab nations, and Europe, thanks to the Golden Visa and other residency programs,” Ansari told Khaleej Times.
Why Investors Are Choosing Dubai
Foreign investors, particularly from Southeast Asia, are drawn to Dubai’s zero-income tax, seamless property transactions, and transparent banking system. Many are surprised by the high returns, especially as property prices have more than doubled in some communities.
“Dubai’s high-end real estate offers much better returns than other global markets,” said Ansari. “With rising property taxes in Europe and inflated prices in major cities, millionaire buyers are now choosing Dubai as their preferred destination.”
The city’s property prices have been on an upward trajectory for the past four years, with high-net-worth individuals securing properties worth $1 million or more. Middle-range investors are finding it more challenging to enter the market due to rising prices, leading to a shift in buyer demographics.
Luxury Buyers and End-Users
Luxury investors are focusing on properties priced above Dh4 million, while end-users are opting for homes under Dh1 million to avoid rising rents. Ansari advises that those seeking higher returns should consider purchasing a single Dh2 million property instead of two properties at Dh1 million each.
“In today’s world of economic uncertainty, wealthy investors seek stability, and the UAE stands out. Dubai offers a business-friendly environment, a global trading hub, world-class infrastructure, and a luxurious lifestyle,” Ansari concluded.
